    Description

An opportunity to acquire a parcel of land in the picturesque village of Pontyrhyl, close to the larger villages of Pontycymer and Blaengarw, with all their amenities and service providers. The sale of the land includes the bridge that connects the site from West Rhondda Road, with the site measuring approximately 1.50 acres (0.61 hectares) or thereabouts. The site is of varying topography and heavily wooded in parts, but relatively level in many parts and provides an opportunity for different uses compatible with a residential area, subject to obtaining any necessary consents.

The site is located in close proximity to the former railway line through the village that closed in the mid 1950's and is located in the valley between West Rhondda Road and Station Row. The main town of Bridgend is located about 8 miles away, with the designer outlet at McArthur Glen approximately 5 miles away, with good links east and west at Junction 36 of the M4 motorway.

Please note, a small part of the land has been sectioned off and is being used to keep chickens. We have been advised that the occupier's claim for adverse possession is currently being considered by the Land Registry. The area is hatched in black on the sale plan and parties are advised to refer to the legal pack for further information. The Property is sold subject to rights to enter for the purpose of maintaining the footpath that runs along (but outside) the north eastern boundary of the Property.

    Tenure

Advised Freehold, subject to all or any rights, claims, easements, tenancies or wayleaves that may or may not exist– please refer to legal pack for verification of tenure. We are advised that the land is overage free.
